HOLIDAY RENTAL TERMS AND CONDITIONS FOR SEAVIEW LODGE


  1. 1.The Guest will provide the Owner with their full name, address and telephone number.

  2. 2.A booking cannot be confirmed until the Owner receives a deposit of 50% of the total rental from the Guest. Acceptance of the booking is subject to these terms and conditions. The balance due for the rental must be paid no less than two weeks before the date of commencement of the rental period. Delay in payment may constitute cancellation by the Guest of the booking.

  3. 3.In the event that the booking is made less than one month before the date of commencement of the rental period, then the total rental is payable to reserve the property.

  4. 4.For cancellations received more than one month before the commencement of the rental period, the holding deposit will be refunded in full. For cancellations received less than one month before the commencement of the rental period, the holding deposit may be forfeited in full; money paid to the Owner by the Guest will only be refunded to the Guest if the Owner is able to re-let the property before the commencement of the rental period. In the event of the property being re-let at a lower rental than that to be paid by the Guest, the Owner will only be obliged to refund to the Guest a sum equivalent to the actual rental obtained. If for any reason the Owner cancels the booking, all money paid by the Guest will be refunded to the Guest. Cancellations must be made in writing, preferably by email to info@seaviewlodge.ca

  5. 5.The rental period will commence at 4 pm on the first day and terminate at 11 am on the last day, unless otherwise agreed in writing by the Owner. We may be flexible depending on how busy we are at that time.

  6. 6.The maximum occupancy permissible at Seaview Lodge is 12 unless agreed in writing by the Owner. Subletting of the property is not allowed in any circumstances.

  7. 7.The Guest will be responsible for maintaining the property, furniture, finishings and equipment in the same state as at the commencement of the rental period, and will indemnify the Owner against any loss or damage caused by the Guest.

  8. 8.A final clean is included in the rental rate, but the Guest undertakes to leave the property in a reasonable state of order and cleanliness.

  9. 9.The Guest will without delay report to the Owner or to the Owner's representative any defects in the property or breakdown in the equipment or appliances in property. Arrangements will be made for repair or replacement as soon as reasonably possible.

  10. 10.The Guest will allow maintenance personnel, cleaning staff, the Owners and the Owner's representative reasonable access to the property for the purposes of repair and maintenance.

  11. 11.The Guest will not allow pets on the property, and will not allow any person to smoke in the house or on the deck.

  12. 12.The Guest will ensure that all windows and doors are closed and locked when the property is left unoccupied for any period. The Guest will indemnify the landlord against any loss or damage suffered as a consequence of any breach of this clause.

  13. 13.Owner will not be liable to the Guest for any loss damage or injury incurred at the property, or through use of any equipment or facilities, other than death or personal injury arising as a consequence of the negligence of the Owner.


The Owner will not be liable to the Guest for any defect or stoppage in the supply of public services, or for any temporary defect in the property or any loss, damage or injury beyond the control of the Owner.


The Guest shall be considerate to the neighbours, and in the event that any unreasonable rowdiness or noise occur such that leads to repeated complaints by others, the Guest shall vacate the premises immediately and forfeit all sums paid to the Owner.


Under no circumstances will the Owner's liability exceed the amount paid to the Owner for the rental period.
